Visitors & Day Guests

Day visitors welcome with prior notice and prior approval. Total count must stay within capacity of 20. Always check with D.D. first.

Alcohol permitted, drink responsibly. Smoking in designated outdoor areas only. Bring your own. Outside catering welcome.

Birthdays, offsites, small celebrations, yes. Large events with amplified sound need D.D.'s approval. When in doubt, just ask D.D.

Pool open 6am–10pm. No diving. Children supervised at all times. Let D.D. know at booking. No lifeguard on duty. Swim responsibly.

Pets welcome with prior notice. Keep leashed around farm animals. Not in kitchen or dorm areas. Let D.D. know when booking.

Children very welcome. Pool rules apply strictly for under-12s. Supervision is the parent's responsibility. Let the kids run. Just keep an eye near the pool.

Photography & Content

Personal photography, absolutely. Commercial shoots or drones need written permission in advance. @thebig1estate, always welcome.

Booking, Cancellation & Refund

Booking 50% advance to confirm, balance 50% on arrival. Cancellation 7+ days before, full refund. Within 7 days, 50%. Within 48 hours, no refund. Direct bookings, coordinate via WhatsApp.

Security deposit of ₹20,000 collected at check-in. Returned in full at check-out if no damage. Deductions only for damage beyond fair wear. Deposit returned at check-out · ₹20,000

30 MBPS WiFi across the estate. Full-time generator backup, no outages mid-call. Working desk in every room and dorm bed.

The farm is working, not display. Walk through, ask questions. Don't pick produce without asking. Farm-to-table where possible.

Monsoon & Road Access

Last 5km is a village road, regular car, no 4x4. D.D. will advise on monsoon road conditions. WhatsApp D.D. for monsoon updates.

Waste & Sustainability

We're on the edge of a bird sanctuary. Segregate waste. Not preachy. Just mindful. The backwaters are 10 mins away.
